Q. How do I list my property?


Our listing process is fully automated and can be completed at any time online through our website. It’s a four-step process. To get started click the  link located in the menu bar at the top of the website and select your property type.

·                The first step is to enter your property details. 

·                The second step is to review our service agreement and sign it online. 

·                The third step is to upload your property photos

·                The forth step is to make your payment.

Within 72 hours of making your payment, the property will be live on our website and REALTOR.CA�®.


Q. How do buyers or tenants contact me through REALTOR.CA�®?


All our properties are listed through our partner brokerage to gain access to REALTOR.CA�®. Because of MLS rules, only a brokerage can list a property on REALTOR.CA�®, and only their contact details are listed on REALTOR.CA. We cannot list seller/landlord contact details directly on your REALTOR.CA�® listing.

There are three ways a buyer/tenant can contact you through REALTOR.CA�®.

·                The first way is by the buyer/tenant calling the brokerage. A receptionist is available 24/7 to answer calls. They would take down the contact details of the lead and send you a system email. 

·                The second way is by the buyer/tenant clicking Email Realtor on REALTOR.CA and send a message. An email is sent to the brokerage servers and automatically within 5 minutes; you will receive a system email with the information of the lead. This is an automatic process available 24/7.

·                The third way is by a buyer/tenant clicking Go to Listing on Realtor.ca and seeing your contact details on the property webpage we create for you. 



All leads are sent to you regardless if a buyer/tenant contacts the brokerage only or visits your property webpage. 


Q. Do I have to pay the brokerage listing my property on REALTOR.CA�® a fee or commission once the property sells?


No, there is no additional fees or commission beyond our monthly, three- month contracts


Q. Do I have to pay an agent representing a buyer/tenant a commission or fee?


A property owner can offer a cooperating commission to buyer/tenant agents as an incentive to entice them to cooperate with the property owner for the sale/lease of the property owner’s property. The property owner is under no obligation to provide a cooperating commission unless a commission agreement is signed with a cooperating agent for their specific buyer/tenant. 

The property owner may negotiate a commission arrangement directly with the buyer/tenant’s brokerage to their satisfaction. 


Q. Are there cancellation fees or fees to make changes to my listing?


We do not charge additional fees to make listing changes or to cancel your listing. Changes can be made anytime online through our listing management page.

Real estate signs are  NOT placed on the property whatsoever.



·                                 1. How are incoming leads or offers handled?



When we get any leads for your suites, from Realtor.ca, they are AUTOMATICALLY forwarded live to your leasing staff with the contact information that you provided to us.  You will be required to handle any showings and followup .   All offers are handled by the RESIDENCES own leasing staff and the potential resident and their agent.. if they have one.   



·                                 2. What is an inter-board listing and do I need it ?



Listings that appears on your local real estate board which is a private REALTOR site are not available to the public. This lets agents know your property is Available.. and that you’re willing to pay them a commission if they have a client for your suite   **  If you wish to co-operate and pay an seniors agent, the cost outside The Toronto Real Estate Board is $ 75.00 extra for 3 months posting. ***   If you are not co-operating with agents, there is no need to Interboard as it is live on Realtor.ca ( MLS ) for the public in which the senior will advise their agent.   Also, if you are not co-operating..there is no need as it is already on REALTOR.CA


·                                 3. What happens after I sign up?



When you complete your payment, you will be redirected to post your vacancy.  Later, the brokerage will send your listing contract.    We suggest you simply edit the PDF form and fill in all that you can..       Once we receive the posting contract , we send you a confirmation email and the review of your listing package will begin.   Our commitment time for the initial review is 1 - 3 business day.  If additional information is required, we will write you a detailed list of all missing information and a list of any discrepancies found in the documents within your listing package.  We are always available to answer any questions on required information and how to complete the forms.    As soon as your listing package is compete, you will receive a confirmation from us and we will post your MLS® listing as soon as we can..


·                                 4. Who is responsible for the accuracy of information on MLS® System?



The poster must take responsibility for the accuracy of information that they post on MLS® System.  Agents must make reasonable inquiries to discover and disclose material facts affecting the value of the property. However, this does not mean that they have to provide an absolute warranty for the accuracy of the information in all circumstances, and it certainly does not relieve the poster r from their legal and contractual obligations to make true statements and honest disclosures.      To ensure compliance with these provisions, our Listing Agreement requires all the POSTER to provide certain documents to support their marketing claims about the property and to personally certify and guarantee the truthfulness of information and all disclosures.  Our policy is to make reasonable inquiries to verify pertinent information on a Posting / Listing, but we also rely on the Poster or their authorized rep  to make true statements and honest disclosures.


·                                 7. How will the agent see the " no commission in the listing "


The posting will specify your wishes on the BROKERS SECTION only that is not made public.   Similar forms are used and the information is subject to the scrutiny of the real estate board and its MLS® rules. The forms basically indicate that you are not represented by a agent and are leasing / renting it privately.  When and if a realtor calls on behalf of their Senior client, and they will, based on the syndication.. you can discuss your intent to co-operate or not co-operating.. It is your sole decision.. 



·                                 8. Can we show our contact information on the listing?



No. Nowhere on the REALTOR.ca posting can the contact information of the Poster appear. On the front end we will provide a link from the REALTOR.ca listing directly back to your full page listing on  the admin posting website where we are free to publish the contact information, photos, private website address and any other information you might have related to the private sale including any buyers agent incentives.


·                                 9. Can you make changes to the listing once it is advertised on REALTOR.ca?


Yes.  Simple advise by email.. Changes usually take 48 hours to process and must be requested via our MLS® change request form. Contact us for this form.  No Charge


·                                 10. Should I let the seniors agent show my property?


Sure why not, the property is being posted on MLS® so agents will see it too espically if you are willing to pay them a fee. The Residence makes all appointments.. without the posting brokerages.  There are over 100,000 agents in Canada.. which means.. as per the syndication.. everyone will see the posting. .  If you decide do not want to work with local REALTORS�® we must mention it when you register each vacancy.   If you are willing to pay... all fees are negotiated directly between the POSTER & the Senior agent.  As a reminder.. the reason to be posted is to deal direct with the senior / family.. however.. You can decide upon a fee.. when & if an agent calls for an appointment..



·                                 11. Can you have your property appear on the on the REALTOR.ca website without going through a REALTOR�®?


No, but according to the new Consent Agreement between the Canadian Real Estate Association and the Competition Bureau, the public can post their property on MLS® when dealing with a REALTOR�®, or in our case, a posting brokerage that is a member of a local real estate board and therefore has access to the MLS® system and REALTOR.ca. In other words, you still need a REALTOR�® or Brokerage to officially post it to the MLS® system on your behalf and that listing is now technically called a “mere posting” meaning that the POSTING / LISTING agent does not represent you in the Lease of the vacancy and it’s still officially “for Lease/ Rent by Landlord”.



·                                 12. How much commission will I pay to the listing brokerage to  post on Realtor.ca


There is no commission. We simply charge a flat MERE POSTING fee (depending on your location and duration of the listing)

·                                 14. What areas do you cover? What if my town is small or property is rural can I still can on REALTOR.ca?


GE Realty Inc. posts properties on REALTOR.ca  anywhere in Canada.


                                 15. What is a Flat Fee Listing, MLS® Listing or Mere Posting In Canada?


Simply put… it’s a property listing that is for Lease/ Rent by owner operator, but advertised on a Board’s MLS® System.  The listings gets pushed to realtor.ca (formerly MLS.ca or ICX.ca and affiliate IDX�® sites, mobile sites and the smart phone app), on behalf of the private poster. 


                                 16. Do I have to offer a commission to a seniors agent?


No, you do not have to offer a cooperating broker commission. However, we do strongly encourage offering a commission because it will give any seniors agents an incentive to show your vacanty so you can get it leased as quickly as possible. But this is upto you.


                                  17. Will the corporate information be displayed on MLS/Realtor.ca?


MLS rules & regulations state no owner information can appear on their site.   LIVE inquires will  be  automatically forwarded to you in real time. We do NOT call any leads from buyers or agents.  Our system is automated. 


·                                 18. Who needs to fill out the paperwork?


The website.. paperwork needs to be filled out by by an authorized person of the posting company. As per FINTRAC we will also require copies of identification of all owners.


·                                 19. When will we get our sign?


At this time, we do not post or provide signs.


·                                 20. How long does it normally take to list my property on MLS after it is posted on the Admin site?


1-3 business days, once we receive your COMPLETED paperwork.


·                                 21. What kind of paperwork is it?


Standard listing forms that gives us permission to list your property on MLS / REALTOR.CA.

Similar to properties for sale.. the rental market is handled the same way. We place these vacancies on the Toronto Real Estate Board and Realtor.ca only.   In addition, by appearing on those sites the vacancy will go viral to every license real estate agent and brokerage companies..  We do not post on apartment type classified sites whatsoever.. MLS will provide Ultimate exposure and is handled by the CDN Real Estate Association & the Toronto Real Estate Board.​​​​​​​
